The figures
According to an Imovirtual analysis cited by Dinheiro Vivo, the average rent in Lisbon stood at €1,685 per month in September, compared with €1,750 in September 2025 — a year-on-year fall of 3.7%.
This indicator should be distinguished from the values of leases actually signed: asking prices in listings show what owners expect, but do not prove the final terms of each lease.
An average does not tell the whole story
A fall in the average does not mean every home has lost rental potential, nor that rents under existing leases have decreased.
To interpret this indicator, the composition of the sample matters. A supply with more small properties or properties in less sought-after locations may show a lower average without comparable homes having fallen by the same amount. This is a statistical possibility, not a proven explanation for the reported change.
The figure alone therefore does not show a generalised fall across all areas of Lisbon.
What is happening in the national market?
Across the country, the average rent held at €1,300 per month, unchanged from August and from September last year, according to the same analysis.
National stability contrasts with differing trends between regions. For a landlord, this reinforces the importance of looking at the property's specific location, rather than setting the rent from a national trend or a city average alone.
What should you assess before letting your home?
Setting the rent should start with a comparison against genuinely similar properties. Location is essential, but should be analysed together with area, layout, condition, natural light, floor, lift, parking and outdoor space.
It also matters to distinguish the asking price from the response that price generates. A property listed at a given value is not necessarily a property let at that value.
Aiming for the highest possible rent without assessing the competition and the home's features can extend the vacancy period. A rental strategy should therefore weigh the monthly rent, the time on the market and the fit between the property and its target tenants.
Before setting the rent, it is worth checking
Comparables: which are the most similar properties in the same area, and what sets them apart from your home?
Condition and presentation: is there anything to improve before the photo shoot and viewings?
Communication: do the photography, copy and marketing clearly show the property's strengths?
Positioning: is the target rent grounded in competing supply and the home's features?
Audience: does the presentation highlight what matters to prospective tenants, such as access, comfort, light or parking?
Valle Real Estate Group's view
At Valle Real Estate Group, we see these indicators as context for a local analysis. News about Lisbon does not replace a study of the area, the competition and each home's features.
Our view is that this figure should prompt an informed assessment, without leading to automatic rent reductions or to holding a price without foundation.
The starting point should be a concrete question: how to position this property in today's market, with careful presentation and a rent supported by relevant comparables?
